VIEWINGS
Escorted viewings of rental properties are available 6 days a week and after hours as required.  We are well trained and 100% focused on finding you a suitable tenant in the fastest possible time.  Constant communication with owners is maintained at this time.  We discuss all tenancy applications received with owners before any final decisions are made.
 
DETAILED PROPERTY INSPECTIONS
At the commencement of each tenancy a comprehensive Property Condition Report is compiled which includes digital photos.  Routine inspections are carried out after 6 weeks and then 3 monthly as per the requirements of the Residential Tenancies Act.  When the tenant vacates the property, a vacating inspection is carried out to ensure that the tenant leaves the property in its original condition (with the exception of fair wear & tear).
 
ZERO TOLERANCE RENT ARREARS
In the event that your tenant fails to pay their rent on time, we pursue rent arrears on a daily basis and deal with it as the Law will allow by issuing Breach notices and / or Termination notices.
 
ON-LINE ACCESS
Owners and Tenants will be able to access their respective account information on-line 24 hours a day, 7 days a week.  The data is carefully secured and can only be accessed with a password.  
 
MAINTENANCE
We will always endeavour to contact you prior to arranging any maintenance unless otherwise instructed.  Contractors used by Pulse Realty are licensed and insured.  If you have preferred contractors, these can be used.
 
END OF MONTH PAYOUT
Processing is done on the first business day of each month.  We can pay outgoings on your behalf. We will deposit all funds due to you into a nominated bank account.  Monthly statements can be emailed or posted to suit your preference with copies of any invoices paid.
 
PAPERWORK
Standard Real Estate Institute of WA forms are used for all documentation by Pulse Realty.  This reduces any legal complications as these forms are widely accepted and well known throughout the industry.
